What is Copper Beech San Marcos?

It’s a top-quality San Marcos community designed especially with Texas State University students in mind. Copper Beech San Marcos features a variety of spacious, furnished apartments plus a full set of community features such as a 24-hour fitness center and study room, grilling stations and more.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Copper Beech has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Copper Beech pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Trash disposal
  • In-unit laundry
  • Community features – study room, fitness center, etc.

What size are the apartments?

The spacious accommodations at Copper Beech are available in 1, 2, 3 and 4 bedroom floorplans, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, each apartment at Copper Beech has a furniture package that includes a full-size bed, desk and chair, nightstand and a dresser in each bedroom. The living room includes a sofa, chair, coffee table and end table. The kitchen includes a dining table and chairs.

When do the contracts start and end?

The standard term is August 15, 2024 to July 24, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Copper Beech also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Copper Beech San Marcos?

Your living costs at Copper Beech can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Copper Beech. Normal payment deadlines will continue to apply.

Is Copper Beech San Marcos open to non-students?

Nearly all the residents at Copper Beech San Marcos are students at Texas State University and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Copper Beech is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Copper Beech San Marcos has a monitored fire-sprinkler system and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Copper Beech San Marcos is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. Can I park my vehicle at Copper Beech?

Yes. Copper Beech offers free on-site parking for residents and guests. Reserved covered parking is also available for an additional cost.

What other transportation options will I have?

The Bobcat tram service picks up residents in front of the community, every 20 minutes. The tram service runs Monday through Thursday between 7am and 10:20pm and Friday between 7am and 5:30pm. A Texas State University bus stop is also within walking distance, located at Uhland & Seguin.

Can I see a model apartment?

Although we do not currently have a model apartment, we offer a virtual tour that can be viewed here. You can also request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.

The first regular rent installment and annual administrative fee are due August 1, 2024. Approved guarantor or alternate partial prepayment required.
